1. Choose a carpet that meets your apartment or rental property needs.

The carpet you install in your rental unit must be able to endure the normal wear of your typical tenant. You also need to consider the frequency of your current carpet replacements and if you allow pets. Select a lower grade of carpet if you tend to replace it more often due to pet damage or excessive wear. Choose a better grade carpet if you do not allow pets and your tenants are generally not overly rough on your carpets. The trick to saving money here is to select a grade of carpet with a life expectancy equal to or exceeding the lifestyle and average length of stay of your tenants. 

Many factors contribute to this approach, including the average age of your tenants, number of children, average income and occupation, type of pets, etc. Selecting a better grade carpet can potentially add several years to the life expectancy of your carpets. It could be well worth the additional expense if you do not allow pets and your average tenant stays for 5 to10 years. It may be a waste of money if your average tenant turnover were less than 2 years and you allow pets.

Q. I am looking for a good quality carpet that can withstand children, cats, dogs and heavy traffic. I have a formal living room that you land in upon entering my house. To get to any other part of the house at that point, one needs to walk through the living room. My biggest problem is the traffic marks from the front door, across the living room and down the hallway to the bedrooms. This gets dirty fast.

Alan’s response:

A Nylon Frieze is one of the most durable and best-wearing carpet styles. There is only one type of carpet fiber that can withstand kids, pets, and heavy traffic, it’s a Nylon Frieze. Depending on how long you want your carpet to last, you need to choose accordingly. I suggest you take my free Carpet Foot Traffic Test and follow the prompts until you determine what face-weight and pile density might best meet your needs and goals. 

For example: A 100% nylon frieze carpet style with a tuft twist of at least 6, a face weight of 38 to 45-oz, and a pile density of at 1800-2200 is designed to withstand 10 to 15 years of medium to heavy traffic. Frieze styles wear so well because they have a higher tuft twist and Nylon is the most durable fiber. Smartstrand by Mohawk is another good option if you want a carpet that is easy to clean and is excellent at resisting stains. Between Nylon and Smartstrand I think that the most important thing to consider is your budget and how long you want your new carpet to last. Overall, Nylon will last longer, but Smartstrand will be a bit easier to clean. Smartstrand is also known as Triextra or PTT or Sorona and was invented by DuPont. Personally I am a fan of Nylon because it has stood the teat of time for over 70 years while Smartstrand has been around for about 10 years.

Now, the typical 2 bedroom 1-bath apartment has 80 yards of carpet and 20 yards of vinyl. At current market prices carpet and vinyl flooring replacement is typically about $1200 for the carpet and about $400 for the vinyl. That’s about $1800 per unit, and again, you do this about 5 times per month on average. That adds up to approximately $9000 per month or $108,000 per year. However, if you allow pets, or if there are any unexpected flooring repairs needed, mold or dry-rot  or water damage to fix, or if your tenants rebuild their motorcycle engines in your living rooms this amount will surely go up.

 

One hundred and eight thousand dollars is a lot of money. How would you like to only pay out $80,000 and save $28,000 per year? But not just this year, every year. In five years your savings would be $140,000. In twenty years your savings would be $560,000 or more. Let’s not forget the interest you could be earning on this money.  Does this interest you?
